I can’t say that I am surprised that we had multiple offers the first day this home was on the market. The owners took amazing care of this house and made it feel like a home you wanted to be in.
The spring market in our area tends to start in February. Buyers have been patiently waiting through the holiday season and are now checking the internet constantly, waiting and hoping for more homes to be listed.
When a home is in good condition (move-in ready) and priced well, it will go quickly and possibly have multiple offers. Many buyers these days do not have extra cash to make improvements or renovations right away, but they can qualify for a a higher mortgage in order to purchase a home that is move-in ready. So, as a seller, doing a few things to your home to make it move in ready will definitely help it sell faster and for more money. Painting, new flooring and minor kitchen and bath updates will go a long way when it comes to attracting home buyers.
As a buyer, this fast paced and competitive market can be frustrating and a little discouraging. But the key is to work with an agent that knows the area that you are looking in and get set up for automatic notifications when a property is listed. There are also ways to structure your offer to help you stand out in a crowd.
